Job Title: Experienced Post Completion Assistant


Hours of Work: Full time - 9 am - 5 pm



Reports to the Post Completion Manager

Summary:


We are delighted to confirm we now have a new vacancy to be based at our office for within our Residential Conveyancing Department.

The focus of the role will be to effectively manage the post completion processes for our conveyancing department. Whilst you will be part of a large department you will work autonomously in an administrative focussed role providing exceptional levels of customer service.

Riseam Sharples is a 'niche' property firm that acts specifically in relation to conveyancing matters; we are not a general practitioner. Therefore, the quality of our work and expertise is something that cannot be matched by general practices, automated conveyancing providers or for that matter some of the larger, corporate law firms.

Our background comes from acting for investor purchasers, domestic or overseas, in the acquisition and sale of property in and around central London. We are, however, equipped to deal with all property matters whether they are related to a one-off investment, a portfolio of investments or simply the sale or purchase of your domestic property.

Key Duties and Responsibilities:

Ensuring that all post completions processes are finalised, including: -
Paying Stamp Duty Land Tax to HMRC within required timeframe of 14 days.
Serving Notices to any Landlords/Managing Agents. Dealing with the warranties NHBC/BLP/Build Zone/Checkmate.

Maintaining LMS and Lender Exchange portals.
Registering new owners with the Land Registry, including First
Registrations within the search priority period.
Dealing with Requisitions promptly.

Ensuring the lenders are kept up to date should registrations be delayed.

Dealing with completed registrations and emailing clients with the same and sending the hard copies to clients, Lenders Solicitors and Lenders as appropriate.
Liaising with residential conveyancing teams across the firm to ensure that any outstanding queries are full resolved at the earliest opportunity.
Sending files for storage or back to fee earner to sort out any monies on the account after registration and ensuring all files on the system and paper-based folders are fully completed.

Dealing with putting deeds on the spreadsheet and sending for storage for cash buyers who do not require their original deeds.
Scanning and filing and dealing with general post.

KNOWLEDGE



Experience within a legal practice preferably Post Completion of minimum of 3 years.

Residence Conveyancing Experience.

Dealing with Land Registration applications and Stamp Duty submissions.

SKILLS



Excellent communications skills.

Ability to work under pressure and to tight deadlines and able to prioritise work.

Structured and organised.

Motivated by working in a team environment.

EXPERIENCE



Experience of working in a busy residential conveyancing department,

preferably in a post completion environment

Experience of telephone work

Experience of working in a client care environment
