We are looking for a reliable and hands-on Property Manager / Maintenance Operative to manage three mixed-use buildings located on Exeter Park Road in central Bournemouth. The buildings include residential rooms with office units on the ground floor.
This is a varied role combining lettings, tenant management, compliance, and basic maintenance. You will work independently and take responsibility for the day-to-day running of the properties. A company van (for work use) and a business expense card for materials will be provided.
Responsibilities include managing lettings and tenants, advertising available rooms, conducting viewings, handling move-ins and move-outs, organising end-of-tenancy cleans, and preparing rooms for new tenants. Rent chasing and maintaining tenant records will also form part of the role.
You will be responsible for carrying out basic maintenance and repairs, responding to maintenance issues in both residential rooms and ground-floor offices, and arranging contractors when required.
Compliance is a key part of the role, including arranging safety certifications, understanding and implementing fire regulations, and carrying out weekly fire safety checks.
The ideal candidate will have previous experience in property management, maintenance, or a similar role, be confident working independently, and have good practical maintenance skills. Strong organisation, communication, and a proactive approach are essential.
