The role  
We are looking for a hands-on Quantity Surveyor to lead cost and commercial control across multiple high-end residential projects. We are very open to an Assistant QS with strong foundations who is ready to take the next step toward a Senior QS role. You will work closely with directors, project managers and site teams from early cost planning through to final account, using an open and collaborative approach at every stage.
Key responsibilities
Pre-construction cost planning, benchmarking and feasibility estimates
Measurement and take-offs from drawings and site surveys (NRM2 where applicable)
Procurement of subcontractors and materials, including analysis and recommendations
Drafting and administering subcontracts (primarily JCT) and purchase orders
Monthly valuations and applications, client and subcontractor payments
Change control and variation management with clear audit trails
Cost value reconciliation, cash flow and cost-to-complete forecasting
Collaborative value engineering with design and delivery teams without compromising quality
Risk and opportunity management, maintaining live risk registers
Final account negotiation
Maintaining accurate commercial records and a live cost database
Regular site presence to validate progress and align programme, quality and cost
Working with project and site managers to collate cost and warranty information for O&M and client handover packs
How we work together
Run early-stage workshops with clients and designers to align scope, budget and programme
Share open-book cost information where appropriate to support informed decisions
Involve key trades early to de-risk buildability and secure value
Communicate clearly and frequently so surprises are minimised
What good looks like in the first 3 to 6 months
Baseline budgets, procurement schedules and cash flows agreed on live projects
Key trade packages let to programme with robust scopes
First CVRs issued monthly with clear variance commentary and actions
Live variation and risk registers in place and up to date
Accurate monthly valuations submitted on time and cash collection on track
Positive working rhythms established with project and site managers
Experience and skills
Assistant QS or QS experience in residential or high-spec refurbishment; main contractor or high-end specialist preferred
Good working knowledge of JCT forms, procurement routes and supply-chain negotiation
Confident measuring from drawings; comfortable validating quantities on site
Strong Excel skills and familiarity with digital tools such as Procore, Bluebeam, CostX or similar (or willingness to learn)
Clear communicator who builds trust with clients, designers and subcontractors
Commercially astute, detail-driven and proactive
Full UK driving licence
Nice to have
RICS-accredited degree or part-qualification, with support available for APC or further CPD
Experience with complex structures, basements, heritage fabric, high-end fit-out and bespoke joinery
Knowledge of the local Norfolk supply chain
Progression and support
