We are seeking an experienced Quantity Surveyor to take a key post-contract commercial role across our live projects following handover from estimating. The role is central to the commercial control of the business and is intended to remove commercial administration and conflict from the Contract Management team, allowing them to focus on delivery, programme, and site relationships.
The Quantity Surveyor will assume commercial responsibility for projects once secured, operating within agreed scope and budgets set by the Operations Director and Commercial Director. The role involves close collaboration with Contract Managers, the Operations Co-ordinator, and senior management to ensure accurate cost control, effective material call-offs, and robust commercial reporting.
Key responsibilities will include:
Taking a lead post-contract commercial role on projects following handover from estimating
Creating and maintaining appropriate commercial trackers, schedules, and management tools bespoke and proportionate to each project post-handover
Tracking budgets against work completed and modelling forward cost projections
Using the company's bespoke Project Centre system to monitor job costs and produce accurate CVRs aligned with programme progress
Supporting the Contract Management team with material ordering in call-off form, converting programme intent (areas, plots, sequencing, dates) into accurate material quantities using take-offs and established trackers
Working closely with the Operations Co-ordinator, who will place orders, manage suppliers, and organise deliveries
Maintaining progress trackers to support reconciliation of fitter invoices against completed areas and programme progress
Presenting clear, auditable commercial information to the Commercial Director to support valuations and final accounts
Managing all on-site variations, including identifying works outside agreed scope and commercially leading related discussions
Maintaining live variation records and escalating matters to the Commercial Director where commercial risk exceeds agreed thresholds
Acting as the first point of contact for Contract Managers on all commercial matters
Providing firm, factual commercial challenge internally and externally where required, absorbing commercial friction to protect delivery relationships
The role operates within established company systems and processes and is focused on applying these consistently and accurately rather than redesigning them.
The Quantity Surveyor will be supported by an Operations Co-ordinator who manages procurement, suppliers, and logistics, along with direct support from the Operations Director and commercial oversight from the Commercial Director.
The successful candidate will:
Be commercially confident and comfortable pushing back where scope, cost, or risk is not aligned
Be calm, structured, and pragmatic under pressure
Be detail-driven with a strong focus on margin protection and risk management
Be able to manage commercial conflict professionally without unnecessary escalation
Have had a minimum of 2 years' experience in a similar role.
Be willing to work as part of a team and a key part of growing the business.
