Block Property Management
.
We are seeking candidates with at least
1 year of hands-on experience
in residential block management and a
proven track record
of delivering excellent service. You will be responsible for managing a medium-sized portfolio and building strong relationships with directors, leaseholders, and residents.
Key Responsibilities:
Manage a varied portfolio of residential buildings.
Conduct regular
site inspections
(quarterly or 6-monthly) and log maintenance issues.
Liaise with
residents and directors
, responding promptly to queries and concerns.
Attend
AGMs, EGMs, and directors' meetings
, including pre-meeting prep and minute-taking.
Monitor block financials and assist with the preparation of
annual budgets
and
maintenance plans
.
Ensure
compliance
with H&S and fire safety regulations, and all relevant legal obligations.
Oversee
major works
, managing contractors and ensuring quality control.
Administer
Section 20 consultations
and related procedures.
Collaborate with internal teams (Accounts, Admin, Assistants) for efficient service delivery.
Handle
LPE1s,
solicitors enquiries and post-completion administration.
Requirements:
Minimum of
1 year of residential block management experience
.
Solid understanding of
leasehold legislation
, Section 20 consultation, and compliance obligations.
Excellent
communication and interpersonal
skills.
Strong
problem-solving
, organisational skills, and attention to detail.
Team player
with a proactive approach and positive attitude.
Must have a
valid driving licence
and own vehicle for site visits.
Benefits:
Salary:
30,000 - 40,000 depending on experience.
