An exciting opportunity has arisen for a highly motivated Estate Agent Manager and Sales Negotiator to deal with both Sales and Lettings working from our well established Llanelli office. With 52 years experience we pride ourselves on the personal touch ensuring the best results for our clients. The ideal candidate will possess strong organisational and administrative skills. We ask that you are driven, motivated, work well under pressure and can work towards achieving the sales target set, ensuring that all aspects of the sales and lettings process runs smoothly. This role requires effective communication with clients, solicitors, landlords, tenants, potential purchasers and team members.
Responsibilities
Manage the entire lettings process from property listing to tenant move-in.
Conduct viewings and provide comprehensive information about properties to potential tenants.
Liaise with landlords and tenants to facilitate communication and resolve any issues.
Ensure compliance with all relevant legislation and company policies regarding lettings.
Ensure compliance with Rent Smart Wales
Maintain accurate records of all transactions and communications in the property management system.
Develop and implement marketing strategies to attract new tenants.
Handle administrative tasks including preparing tenancy agreements and conducting reference checks.
Conduct valuations for properties to be listed for sale
Arrange viewings and accompany potential purchasers
be the point of liason for sellers, purchasers, solicitors and other agents
Negotiate sale price
Complete the sales package
You will be responsible for sales, lettings, marketing and the management of a small team
Requirements
Proven experience in property management or a similar role within the sales and lettings sector Is essential
familiarity with the requirements of Rent Smart Wales
Strong organisational skills with the ability to manage multiple tasks effectively.
Excellent administrative skills, including proficiency in relevant software applications.
Exceptional communication skills, both verbal and written;
A proactive approach to problem-solving with a keen attention to detail.
Ability to work independently as well as part of a team in a fast-paced environment.
A full UK driving licence and use of a vehicle is essential.
Whilst office hours are 9-5 some flexibility is essential.
Salary subject to experience and open to negotiation
