Job Overview:



Our client, HMOX is seeking an ambitious and commercially-minded

Sales & Auction Executive

to join our growing HMOX team. This role is central to the acquisition, marketing, and sale of HMO properties nationwide through both private treaty and auction channels. You will be working with a diverse range of landlords and investors, building relationships, brokering deals, and driving transactions from listing through to completion.

In addition to property sales, you will play a key role in promoting our suite of HMOX Services, such as delivering valuation products, portfolio reviews, and health checks that help landlords unlock more value from their assets.

This is a results-driven role ideal for a motivated property professional who thrives in a fast-paced, entrepreneurial environment.

The role



As Sales & Auction Executive, you will manage a dynamic property sales pipeline, source new stock, support auction operations, and collaborate closely with landlords, investors, and internal teams to maximise deal conversions. You'll also use our in-house CRM systems and data tools to identify leads, track performance, and ensure compliance with our quality standards.

Key Responsibilities:



Develop a deep understanding of qualified Buyers and Sellers' requirements to effectively broker property deals. Build and maintain relationships with HMO landlord communities to identify potential vendors and investors. Proactively source property opportunities by analysing internal valuation data to target sellers and identifying any underperforming or listings experiencing slower traction on platforms like Rightmove. Support the auction process by assisting with the listing of lots, ensuring compliance checks are completed, and onboarding new stock to the website. Collaborate with stakeholders to gather investor feedback, identify high-demand areas, and recommend strategic actions such as price adjustments. Recommend and help implement new systems and process improvements in collaboration with the HMOX Managing Director. Maintain accurate and up-to-date client and partner records in line with GDPR and data protection regulations. Be knowledgeable about the full range of HMOX services and confidently introduce them to clients during the sales process.

What We're Looking For:



We're looking for a results-driven and detail-focused property professional with proven experience in sales. The ideal candidate will have:

Property Sales Expertise: Experience in estate or property agency with a core knowledge, experience and understanding of managing the listing-to-completion process. Understanding the HMO market is a strong advantage. Client Insight & Conversion: Ability to identify qualified investors and serious vendors, understand their specific needs, and proactively convert this knowledge into successful sales. CRM & Lead Management: Confident use of CRM systems (e.g. GHL, Apex, EIG Microsite) to source and manage qualified leads effectively. Customer Service Focus: A commitment to high-quality customer service Organisational & Communication Skills: Strong organisational abilities to manage sales funnels, along with clear and professional communication with stakeholders. Attention to Detail & Compliance: High accuracy when handling legal documents and client data, with a solid understanding of GDPR and data protection compliance.

(BH12 5AG) - This is an office-based role. There will be occasional national travel required for meetings, property visits, and company events.
