Role Summary



The Sales Manager is responsible for managing the day-to-day performance of the sales team, driving property sales, maintaining strong client relationships, and supporting the delivery of branch sales targets. This role focuses on sales operations, staff performance, and ensuring a smooth client journey from valuation to sale, without responsibility for overall branch finances or administration.

The ideal candidate is a confident and results-oriented sales professional with excellent people management skills, knowledge of the property market, and a passion for customer service.

Key Responsibilities



1. Sales Team Leadership & Performance Management



Supervise, support, and motivate Sales Negotiators. Set and monitor individual KPIs and performance metrics. Conduct regular coaching and one-to-one performance reviews. Promote a positive, competitive sales environment.

2. Property Sales Management



Assist in converting valuation leads into instructions. Oversee the sales process from instruction to offer acceptance. Support negotiators in handling enquiries, viewings, and negotiations. Maintain high levels of client communication and satisfaction.

3. Client Relationship Management



Act as a key point of contact for vendors and buyers. Ensure professional, timely, and transparent communications throughout the sales process. Resolve issues or complaints where escalated.

4. Compliance & Best Practice



Ensure the team complies with AML regulations and company procedures. Maintain accurate property records and client documentation. Work closely with the compliance officer or Branch Manager on updates.

5. Sales Performance Reporting



Provide weekly sales pipeline updates to the Branch Manager. Monitor and report on conversion rates, offers agreed, and new instructions. Support the Branch Manager in identifying performance trends and areas for improvement.

Education & Experience



Minimum 3+ years of experience in estate agency or residential property sales. Experience in managing or mentoring a small team is preferred. Proven track record of meeting or exceeding sales targets.

Technical Skills



Proficient in CRM systems (preferably Alto). Familiar with major property portals (e.g. Rightmove, Zoopla). Good understanding of sales compliance and property transaction processes.

Knowledge, Skills & Behaviours (KSBs)



Knowledge



Residential sales process and market dynamics. Industry compliance (e.g. AML, GDPR, CPR). Local property trends and competitor activity.
