Thank you for applying for the post of Handy Person / Cleaner post based in Ferryhill and Chilton.
Red Supported Living CiC are looking to recruit Handy Person to provide cleaning functions under guidance from housing management. This is a fantastic opportunity to join a growing (not for profit) business offering its tenants (vulnerable adults) good quality, compliant supported accommodation.

We design and deliver services that equip people with the skills, advice, attitude and support they need to move their lives forward and to become part of their community. Our services are to provide supported housing that supports people to work on their support plan around their identified needs and to build their confidence and skills to be able to live, learn and work independently.
2.0 About the role
2.1 Job title: Handy Person
2.2
Highly motived individual to work agreed hours as contracted in Ferryhill and Chilton.
2.3
To swiftly complete handyperson tasks in our houses to a high standard as and when required.
2.4
Positive, adaptable individual with excellent interpersonal skills with ability to demonstrate people centred focus.
2.5
Ability and willingness to work over a 7 day rota including covering out of hours when required.
2.6 Duties will include but not limited to:
To ensure all maintenance tasks and repairs are completed to high compliant standard.
2.7 To recognise the limits to own knowledge and abilities.
2.8
To clean yards in all properties as requested including cleaning internal windows and frames.

3.0 About the candidate
3.1
To be successful within this Handy Person role you must have good communication skills being able to communicate with vulnerable tenants with multiple needs. As Handy Person you must have good handyperson skills. You will need a passion for social housing and previous experience in a similar housing or supported housing role is desirable. You will have an ability to inspire and work with a team of staff to deliver excellent performance. You must be a team player providing support, but personally target driven with the ability to manage your own time and workload, and multi-task a variety of tasks.

Benefits Available
4.1
Full-time workers receive 28 days a year annual leave including Bank Holidays, pro rata for part-time workers.

When working a full-day you will be paid for your lunch break.
4.3
You will have access to regular supervision and support and training in line with the needs of the services we provide and as determined by your
manager. This will be discussed with you through our Personal Development Planning process.

Handy Person (Bank Staff/Casual Worker)
JOB DESCRIPTION:

RESPONSIBLE TO:
Housing Managers
PURPOSE OF POST: Costs
The person appointed will be competent and responsible for all types of household maintenance support, professional property maintenance service. The person appointed should be capable of working on own initiative and diagnosing and repairing faults.
Handy Person from
12.44 Per hour for maximum 16 hours working weekly.

COMPUTER SYSTEMS
1.1.1 To develop the necessary skills in using Red Supported Living's Management Information Systems in the performance of your duties.

SPECIFIC DUTIES:
2.1 To work in accordance with construction industry practices.
2.2 To conduct work in accordance with established Health and Safety regulations and Red Supported Living's Health and Safety Policies including the assessment of risk relating to the work being undertaken.
2.3 To assist with the movement and reinstatement of furniture and fixtures as required on site.
2.4 To undertake maintenance and defective repairs work as generated by the Housing Manager and Concierge, and licensees.
2.5 To work out the quantity of materials needed for the job by taking surface measurements or by looking at job specification. Maintain all records and documentation as instructed and required by the duties of the post and in accordance with procedures.

2.6 To place and use dust sheets to protect areas from dust etc. To ensure fitness for purpose on any Health and Safety matters.
2.7 To liaise with Housing Managers, Concierge and Licensees regarding access.
2.8 To take care of and properly account for, equipment, tools and parts, etc and ensure all cleaning products are supervised at all times.
2.9 To display a friendly, flexible, helpful and courteous attitude to colleagues, licensees and the general public.
2.10 To carry out general maintenance including for example graffiti removal, site repairs, fencing, painting and decorating, floor and wall tiling, glazing including Perspex type material, low level rainwater goods repairs. Cleaning footpaths, rubbish and recycling bins, and cleaning work etc.
2.11 To keep all gardens and yards clean tidy and free from rubbish. 2.12 To keep windows clean, internally and externally.
2.13 To deal with small, general items of repair and maintenance in the interior and exterior of the building: e.g. putting up shelves, changing light bulbs, moving furniture, cleaning lamp shades, cleaning windows. Carrying out routine checks, repairs and maintenance of household equipment, and the exterior of the building.
2.14 To deal with blocked sewers and drains, including unblocking sinks.
2.15 To be capable of using of high pressure jetting machines, generators and portable tools.
2.16 To assist in the erection and dismantling of items, fittings and equipment. 2.17 To carry out Fire Risk Assessments on a weekly basis.
2.18 To work in potentially unpleasant conditions/carry out potential unpleasant operations when required.
2.19 To deal with the general upkeep of the interior by painting and decorating to ensure the site is in good presentation at all times.
2.20 To promptly ensure that the Housing Manager is made aware of any maintenance / repairs etc. which cannot immediately be carried out.
2.21 To ensure that supplies, equipment etc., are moved or relocated in a safe and effective manner.
2.22 To ensure use of communication systems (e.g. mobile phones) particularly for emergency calls.
2.23 To complete forms e.g. time sheets, works request forms indicating materials used/required, times, work undertaken etc.
2.24 To work additional hours when required (including public or bank holidays).

2.25 To attend emergency calls outside of normal working, when necessary.
2.26 To perform all duties in a safe and proper manner and complying with Red Supported Livings Health and Safety policies in accordance with the Health and Safety at Work (NI) Order 1978, subsequent and other relevant legislation, and Risk Assessments to ensure safe and proper working environment for self, Licensees, all Red Supported Living employees, outside contractors and members of the public. This includes the use/wearing of personal protective equipment.
2.27 To contact the Housing Manager and concierge when lone working.

GENERAL
3.1 To attend regular team meetings, briefing sessions for staff and staff conference.
3.2 To attend training and supervision (including practical/exam/tests) as deemed necessary and accept all highlighted responsibilities.
3.3 To attend regular 1 to 1's and annual Individual Performance Planning meetings with your Manager.
3.4 To perform duties commensurate with the responsibilities of the role and ad hoc projects as required from time to time.
3.5 To promote Red Supported Living in a positive and professional manner. 3.6 To prepare and present written reports as and when required.
3.7 To assist with administrative work in relation to the above duties, including filing and correspondence and uploading RedVAS Information Management system.
3.8 To provide cover for other members of staff during holidays, sickness or other absences and in emergencies.
3.9 To be proactive with licensees, keeping them informed; maintain positive relations and demonstrate good customer care.
