The successful applicant will be provided with a parking permit which allows them to park just a short walk from the offices.
Job Overview and Summary
The Property Manager role involves coordinating maintenance and repairs to let properties, whilst ensuring compliance to legal requirements such as routine fire, gas and electrical safety checks.
Key Responsibilities
Property Management:
Coordinate repairs and maintenance with contractors, landlords, and tenants to let properties.
Conduct regular property inspections on let properties and report findings to landlords.
Oversee check outs of let properties and advise on maintenance repairs as required to landlords.
Advise on end of tenancy agreements and arrangements for return of deposits, and any incurred costs to tenants.
Compliance Management:
Ensure all properties meet statutory and regulatory requirements, including gas safety, electrical safety, and energy performance certifications (EPCs).
Conduct compliance audits and maintain accurate records for inspections, certificates, and legal documents.
Client Relations:
Act as the main point of contact for landlords and tenants regarding compliance and property maintenance issues including repairs.
Provide professional advice to landlords on property standards and legal requirements.
Handle tenant complaints or disputes in a timely and efficient manner.
Administration:
Process maintenance and repairs requests, work orders and general administration on the CRM system
Assisting with the day to day running of the office
Answering phones and deal with issues arising
Deal with incoming emails
General filing of digital and paper documents
Recording and sharing messages
Other duties as required
Qualifications & Experience
Able to coordinate and multitask in a busy office environment.
Ability to work under pressure and to deadlines.
Excellent communication and customer service skills.
Strong IT and administration skills.
Proactive and positive team player but able to work on own initiative.
Candidates will need a full driving license and access to their own vehicle. A parking permit is provided and business milage can be claimed (0.45p per mile).
Work Environment:
Office-based with regular property site visits. Majority of properties are within walking distance of the office.
