We are looking for someone to join our Lettings and Property Management team by ensuring key tasks are completed in a timely efficient and proactive manner. You will need to demonstrate the following skills:
Be hyper-organised to manage various tasks at the same time
Have a keen eye for detail and a "right first time" attitude
Be able to effectively communicate both internally with the team and externally to clients
Be able to self-manage and prioritise key tasks based on urgency
Responsibilities
You will be accountable for your responsibilities within the role and be able to self-motivate and manage your workload effectively. The key tasks that you will be perform (but not limited to) are:
Tenant Referencing -
Manage tenant referencing through to successful move-in ensuring legal compliance and correct paperwork issued.
Property Management (small portfolio)
- Manage and administor the Tenancy Agreement including renewals. Provide excellent communication between all parties.
Property Visits
- When appropriate and as deemed necessary to, book and carry out inventories, check in, check out and inspections.
Property Maintenance
- Deal with maintenance jobs, liaising between all parties ensuring a satisfactory conclusion.
Rental Payments
- Receipt Rents, Generate Landlord Statements and Pay Landlords/Suppliers. You will deal with arrears chasing to ensure rents are paid and tenants rent accounts are kept up to date.
Serving Legal Notices
- Provide advice to landlords and when appropriate correctly serve notices as appropriate.
Deposits
- Correctly and properly register deposits at the start of the tenancy and manage End of Tenancy Deposit resolution.
Compliance
: You will be responsible for ensuring that the each tenancy in the portfolio is compliant with all relevant laws
Book appointments for members of the team and external contractors whilst liaising with clients including periodic inspections and inventories
Liaise with utility companies for change of tenancies.
Professionally deal with incoming calls and emails
Provide administrative support to the wider team.
Experience
:
Ideally the right candidate will have experience working in Lettings and Property Management in particular.
Where is it?
You will be based in our fantastic office in Stretton ,Burton upon Trent, just off the A38. You will be required to travel across Derbyshire and Staffordshire as part of the role so being able to drive is essential.
