Job Title: Part-Time Property Operations Manager (Oxford-Based)
Pay: 18 - 20 / hour
Hours: 20-25 hours/week (flexible)
Location: Oxford in-person

About the Role



This is a senior-level part-time role for someone who knows property operations inside out and is ready to take ownership from Day 1. We manage over 100 rooms across Oxford and Coventry. You'll run Oxford in person, and handle Coventry virtually.

This is not a support job. It's a management-level role. You'll be the main operator for our properties doing inspections, handling contractors, coordinating viewings, solving problems, and making sure every unit is clean, rent-ready, and complaint-free.

You'll have autonomy, budget approval, and direct line to the founder. Your job is to run operations, not escalate them.

Key Responsibilities

Oxford (in person):

Manage 100 rooms' viewings, check-ins, check-outs inspections, key handovers and similar Coordinate contractors and cleaners, inspect work, and maintain standards Handle tenant queries, complaints, and issues end-to-end Ensure every property meets compliance and brand presentation standards Capture property videos/photos, maintain checklists, log tasks in CRM Liase with tenants, vendors, council via calls and emails Be responsive on emergency line outside office hours
Coventry (virtual):

Manage 20 rooms remotely, coordinating agents and inspectors Follow up on viewings, property issues, and task resolution Own all communication flow, CRM status updates, and reporting
You'll Own

Daily field ops in Oxford, remote ops in Coventry Contractor and viewing agent rota management House quality and tenant satisfaction Compliance (cleaning, licensing, presentation) Task closure tracking and documentation Compliance with HMO Drafting paperwork and arranging invoices
Who This Role Is For

You've worked in lettings, co-living, HMO ops before You've handled 100+ units and people without needing handholding You know how to run operations, not just help with them You're comfortable using CRMs, email, WhatsApp, and work tech You don't want micro-management
You Must

Be based in Oxford (or nearby for daily access) Have a vehicle and license Be available 3-4 days/week (flexible hours) Be able to take full operational ownership from Day 1
