We are looking for a new Property Manager to join our small team to take on the responsibility of managing a number of existing estates. Ideally you will live within half an hour of Wallington and have direct experience, or may have experience in estate agency, have worked within the construction or legal industry or had an administrative role previously, or you may be new to the industry but organised, efficient and keen to learn. Full training can be given.
Property Manager Job Role:
Managing continuing dialogues with the Directors of the residents' management companies
(you would be responsible for c25 estates) under the guidance of a surveyor.
Preparing annual budgets for each estate.
Arranging minor works, obtaining quotations etc.
Serving S20 Notices of Intention and Statement of Estimates for large-scale works.
Managing the day-to-day maintenance projects and liaising with contractors.
Liaising with flat owners in each estate over issues for which we are responsible
(eg cleaning, gardening, disrepair).
Arranging for regular regulatory inspections - eg Health & Safety and Fire Risk Assessments, Fire Doors, Electrical Testing, Asbestos Reports, Cladding Reports etc.
Arranging AGMs for each management company and the associated paperwork.
Personal Qualities:
Friendly, polite and confident person with good communication skills and a positive attitude.
Reliable and motivated, a quick learner.
Multi-tasker and super organised.
Able to type and use Word, Excel and Outlook.
Good writing skills.
Hours: Some flexibility but generally 9am-5.30pm, Monday to Friday (not Saturdays) and additional pay for overtime.
Salary: 34,000 to 40,000 pa depending upon experience.

Pension contributions post 3 month probationary period.
